On Tuesday, 5 May 2026, DKG Development officially inaugurated IMERAS, a new bioclimatic office complex on Vouliagmeni Avenue 602A in Argyroupoli — a milestone moment for one of the most active real estate developers in Athens and for the southern suburbs of the city.
The opening ceremony also marked the relocation of DKG Development's own headquarters into the building, alongside the launch of a strategic partnership with IWG and its global flexible-workspace brand, SPACES.
The project was developed in collaboration with the Municipality of Elliniko–Argyroupoli as a public-private partnership, transforming an underused municipal asset into a modern hub for business activity.
The inauguration drew government officials, local government leaders, the business community and partners — a strong signal of the project's significance for the wider Athens commercial real estate market.
A Public-Private Partnership Reshaping Southern Athens
IMERAS stands out among recent commercial real estate projects in Athens because of how it came to be. The plot, owned by the Municipality of Elliniko–Argyroupoli, was a brownfield site — an abandoned property that had been waiting for the right development model.
Through a long-term collaboration with DKG Development, the municipality has turned that asset into a functioning business center that generates value for the local economy, the local community and the wider district.
During his address, Mayor of Elliniko–Argyroupoli Giannis Konstantatos highlighted the importance of activating municipal real estate through strategic partnerships with the private sector, noting that IMERAS is a clear example of how an unused property can be transformed into a productive asset for the community.
Konstantinos Petridis, Founder, Chairman and CEO of DKG Development, framed IMERAS within the company's broader strategy of property repositioning and urban regeneration in Athens — building modern, sustainable and functional spaces that upgrade the urban fabric of the capital.
The official ceremony, including the blessing and the ribbon cutting, was attended by the Minister of Development Takis Theodorikakos, Deputy Foreign Minister Charis Theocharis, the Metropolitan of Nea Smyrni Symeon, Mayor Giannis Konstantatos and Konstantinos Petridis. The evening continued with a reception in the building's gardens and a special projection on the building's exterior facade.

Designed for the Way People Work Today
IMERAS is more than an office building — it is a flexible workspace ecosystem designed for how Athens-based companies actually operate in 2026. The complex offers a full range of formats under one roof:
Private offices for teams that want a dedicated, fully serviced home base in Athens.
Coworking memberships with access to a global network of more than 3,000 IWG locations worldwide.
Dedicated desks in a shared, beautifully designed workspace.
Virtual office services, including a prestigious Vouliagmeni Avenue business address, mail handling and call forwarding.
Meeting rooms of various sizes, available on demand with full AV support and catering.
This mix is what makes IMERAS attractive to such a wide range of tenants — from a one-person consultancy needing a virtual office in southern Athens, to international subsidiaries that want an office in one of the most visible commercial corridors in the city.
Strong Early Demand: 25% Already Occupied
Within the first month of operation, around 25% of the building is already occupied. More than 40 professionals work from IMERAS daily, and roughly 10 more use the lounge memberships and shared areas. The companies already established in the building span an unusually broad cross-section of the Greek economy.
Most of these tenants are Greek, while several are subsidiaries of international groups headquartered in Poland, the Netherlands, Belgium and the United States. This international interest reflects what we see across the Athens office market: high-quality, sustainable, well-located buildings continue to outperform — and they are increasingly the preferred choice for companies entering or expanding in Greece.
Why LEED Gold Matters for Tenants and Investors
IMERAS has been designed and developed in line with LEED Gold (Leadership in Energy and Environmental Design) standards. Achieving LEED Gold places the building among the leading eco-friendly commercial properties in the Attica region, and it is an important signal for any company evaluating its real estate footprint against ESG criteria.
Concretely, LEED Gold means:
Recycled materials and resource-efficient construction methods used throughout the build.
Advanced energy-saving technologies that reduce overall consumption and operating costs.
High indoor air quality standards that support occupant health and wellbeing.
Water-efficient systems that minimise waste and optimise daily usage.
For tenants, these are not abstract sustainability claims — they translate into lower utility bills, healthier workplaces, and easier compliance with corporate ESG reporting. For investors and corporate occupiers evaluating the Athens commercial property market, certified green buildings are increasingly the long-term value play.
A Strategic Location on Vouliagmeni Avenue
Vouliagmeni Avenue is one of the longest and most important commercial axes in the Greater Athens Area, stretching 21 kilometres from central Athens down to the Athenian Riviera. IMERAS sits in a particularly well-connected stretch of the avenue, between the Argyroupoli and Elliniko metro stations on the Red Line.
Distances from the building:
750 m to the nearest metro station
2 km to The Ellinikon, one of the largest urban regeneration projects in Europe
3.4 km to Athens Metro Mall
28 km to Athens International Airport "Eleftherios Venizelos"
This proximity to The Ellinikon is particularly significant. As that mega-project continues to deliver new residential, retail, hospitality and leisure infrastructure, the entire southern Athens corridor is being repositioned as a premium business and lifestyle destination — and IMERAS is positioned right in the centre of it.
Modern Architecture, Functional Interiors
The building was designed by Dimitris Thomopoulos Architects with a focus on contemporary aesthetics, sustainability and functional, flexible work environments. Its distinctive curved white facade with vertical louvres has already made it one of the most recognisable new buildings in southern Athens.
Construction was carried out by DK TECHNIKI AE, the construction arm of the DKG Development Group, which delivered the full reconstruction and upgrade of the property to high technical and energy specifications. Inside, the design language is calm, bright and contemporary — green and blue accents, generous glazing, planted terraces and rooftop gardens that take full advantage of the southern Athens light and views toward Mount Hymettus.
