Greek residential real estate is going upmarket. According to a recent Mononews report (11 October 2026), new developments in Athens and Thessaloniki now include homes priced above €4 million, with large floor areas, name architects, privacy and hotel-style services. Four groups are behind the projects it highlights.
1. DKG Development, Piraeus Gate (Piraeus)
At the entrance to Piraeus, DKG Development, led by Konstantinos Petridis, is delivering Piraeus Gate, one of the largest urban regeneration projects of the coming five years. The €200 million investment is funded by equity and bank financing. It rebuilds and reconnects a large cluster of buildings around Pireos Street and Omirídou Skylítsi Street, a few metres from Karaiskaki.
Scale: about 85,000 sq.m. of buildable area, roughly 65% modern apartments, 15% retail frontage and 7% offices.
Phase one: already under way, with five buildings totalling 26,930 sq.m.
Next phase: the redevelopment of the historic AZEL industrial complex, acquired from Piraeus Real Estate. A 12,606 sq.m. complex on a 7.8-acre plot becomes 440 serviced apartments (54,600 sq.m.), due for completion at the end of 2028.
2. Dimand, FIX Residences (Thessaloniki)
Listed company Dimand is turning the former FIX brewery, part of a €200 million redevelopment it acquired in 2022, into 96 luxury residences. Sotheby’s Greece handles sales. Prices start at €420,000 for one-bedroom homes, and the five penthouses of up to 339 sq.m. reach €4.22 million. Early deals have reportedly been agreed, with deposits from at least ten buyers.
3. STANTA and AVAX, Allatini Ceramics tower (Thessaloniki)
Stavros Andreadis’s STANTA and AVAX plan Thessaloniki’s first residential skyscraper at the Allatini Ceramics site. It would rise above 100 metres with about 29,800 sq.m. of built area. Under a memorandum of understanding and an exchange-for-apartments arrangement, AVAX buys the tower and STANTA keeps some of the apartments. Putting all the homes in one tower leaves the listed ceramics buildings free to be restored and showcased.
4. Hellenic Estates, Skyline Havens (Elliniko, Athens)
Hellenic Estates, whose main shareholders are Konstantinos Tsouvelekakis and Dimitris Goneos (head of Euroergo), is building Skyline Havens in the East Village district of Elliniko, next to Glyfada. It has eight buildings of four to five floors designed by Liakos Architects. The top home is priced at up to €4.5 million. Delivery is planned for the end of 2028, with financing from Credia Bank.
